Contract Terms and Conditions

If you decide to live on-campus, you are responsible for the terms of the housing contract listed below.  Please review the terms and conditions of the contract.  Once you agree to the contract terms and conditions you can request a hall for the 2012 summer term.  No guarantees can be made.

This document sets forth the terms and conditions upon which room and board in Eastern Michigan University residence halls is leased to a person (herein called RESIDENT) by the University\'s Board of Regents, being the constitutional and statutory board of control of Eastern Michigan University (herein called UNIVERSITY).  This contract is for the 2012 summer semester only.

I. FEES AND CONTRACT TERMINATION

A. A non-refundable $50 prepayment is required to reserve a room.

B. The RESIDENT must be enrolled and remain enrolled in at least one class for the summer semester.  Non-enrolled students are not permitted to live in the residence halls.

C. The RESIDENT may cancel this contract prior to moving into the residence halls by submitting a cancellation, in writing only, to the Residential Services office.

D. Applicable room rates are prorated on a weekly basis.

E. In the event of a major change in circumstances after moving into the residenc hall, the RESIDENT may apply for a contract release with the Area Complex Director.

F. The UNIVERSITY reserves the right to change room rates if, in its opinion, such change is necessary.

G. The UNIVERSITY reserves the right to terminate this contract for violations of this contract or university policies and regulations.

ROOM AVAILABILITY

H. Residence halls are open for student occupancy only when the UNIVESITY is in session.  RESIDENT rooms will be ready for Summer beginning Sunday, May 6, 2012 through Friday, August 24, 2012.

I. The UNIVERSITY has the right to reassign a confirmed room assignment if the RESIDENT fails to move in within two (2) days after the first move-in day.

J. The UNIVERSITY reserves the right to change a confirmed room and/or hall assignment when deemed necessary.

K. At the end of the summer semesterr, the RESIDENT is required to vacate the residence hall by Friday, August 24, 2012 unless the RESIDENT has an active contract for the Fall 2012 on file with the Residential Services office.  If a RESIDENT does not have a Fall 2012 contract, and still has belongings in the room after the move-out day, the items will be disposed of and any associated costs will be assessed to the RESIDENT\'s account.

GENERAL CONDITIONS

L. The UNIVERSITY does not discriminate on the basis of race, color, creed, sexual orientation, disability, or ethnic background, in the assignment of residence hall rooms.

M. If RESIDENT requires a specific accommodation due to special needs, they must first be registered with the Disability Resource Center.

N. The room and board rate will not be pro-rated if the student moves out during the last two weeks of the semester.

O. The RESIDENT agrees to comply with the rules and regulations which may be adopted by the UNIVERSITY for the residence hall program and with the terms of the UNIVERSITY\'S Student Code of Conduct and the Guide to Campus Living, located on the Housing website at http://www.emich.edu/housing.

P. No RESIDENT shall sublet or assign his or her assignment to another person. No unauthorized persons are allowed to reside in the rooms. No pets are permitted in the residence halls.

Q. The RESIDENT shall not use the residence hall rooms or public areas in and around the residence halls in a manner which is detrimental to the best interest and welfare of the hall community. No commercial sales or services are permitted in either the RESIDENT\'s room or in any public areas.

R. The RESIDENT is prohibited from keeping firearms, weapons, gunpowder, or other materials or substances which might endanger the health or safety of any person in the residence halls.

S. Air conditioners are not permitted in the residence halls.

T. The UNIVERSITY has the right to enter and inspect rooms for pest control, health, maintenance and security reasons, or to remove University property, and reassign rooms as necessary. RESIDENT agrees to follow directives that support these functions.

U. The UNIVERSITY is not responsible for the loss of or damage to any personal property of the residents or their guests.  RESIDENT is encouraged to insure their own personal property.  The UNIVERSITY does not provide insurance for the loss of or damage to a resident\'s or any guest\'s personal property. 

V.  The RESIDENT shall keep the leased premises and public areas clean and free from dirt, garbage and trash, and is to be responsible for repair or replacement of any item damaged because of the acts or omissions of the RESIDENT or the RESIDENT\'s guest, invitee or agents. Any necessary repairs or replacements will be made by the UNIVERSITY and be paid for by the RESIDENT or, in the case of public-area damage, by the RESIDENTS of the community.

W. The agreement and times set forth for performance of this agreement are subject to change due to strikes, lockout or other labor disputes and disorders which may affect the health or safety of students or affect the educational function of the institution. The UNIVERSITY reserves the right to offer these room and board services at different dates and times, provided that when services are offered, the dates will be in conformity with the purpose for which the RESIDENT entered into the agreement.

X. The residence halls are designated as smoke-free. No smoking is permitted anywhere within the halls.
